Our spaces are designed with resident wellbeing at the forefront, offering flexible, accessible, and community-focused environments that reflect the way people want to live, work, and connect today.
Our accommodation options are thoughtfully crafted to support neurodiversity, recognising the diverse physical and emotional needs of our residents. By providing a variety of high-quality living spaces, we empower residents with choice and foster an environment that promotes positive mental health and wellbeing.

Fifth State was founded with Five States in mind - catering to our consumers' needs. Our buildings are designed to incorporate the four key 'States' that the consumer typically occupy in their daily lives.
Fifth State accommodation is designed to achieve the perfect balance between comfort, functionality and a sense of home. Simply put, our product utilises the most efficient use of space without compromising on the essentials.
A selection of carefully crafted amenities are integrated into each development, combined with community events derived from local need, to support personal development and give residents a sense of ownership and belonging.
The shared living ethos provides a platform for residents to build a community to help combat loneliness and mental health issues, that have become prevalent in large cities like London.
Residents' wellbeing starts from detailed design, all the way through to our in-depth management strategy taking account of physical, social and mental wellbeing.
Our residents are able to nourish their mind and body with high-quality facilities, a dedicated wellbeing studio and a busy events programme including: gym studio with circuit & weight classes; yoga & pilates classes; guided group meditation sessions; group sharing & talking circles; terraces; herb gardens & breakout spaces; lectures; seminars & debates; cooking classes; brunch & supper clubs; charity projects and sports clubs.
With the addition of creative facilities and a bursary in place for specific specialist equipment, this is not just co-working... This is co-creating.
The Fifth State alludes to the added value we offer, over and above the market norm in the form of facilities, services, community, network, flexibility and convenience.
We're always open to new challenges, opportunities and collaborations. If you're looking for a new development partner, reach out and discuss.
