Rupert St, Bristol

Student LivingCo-LivingCar Park

In partnership with Student Roost, our proposal will bring a currently underutilised NCP car park to life, and will deliver sustainable co-living and student homes in the centre of the city.

Our proposals aim to transform an underutilised car park into:

  • 249 co-living homes, with an extensive range of bespoke shared amenities

  • 328 purpose built student rooms

  • 154 sqm commecrial space (for exclusive use by local community/ charitable groups)

  • 400 space replacement car park

Our Proposal

Our carefully designed plans for Rupert Street aim to respect the city's architecture, whilst also utilising this sustainable location, ideal for young professionals, key workers and students. The vision is to create a mixed and balanced community, including commercial uses that have been shaped by local stakeholders.

Following feedback from local residents during the application process, we have committed to ensuring the ground floor commercial units will be used as a not for profit café that trains and employs unemployed local residents. We have formed relationships with the likes of VOSCUR and the Creative Youth Network to understand if the ground floor spaces could be utilised by them, to ensure the local community are actively involved in the proposed development.

Community Investment

Our Community Investment Programme (CIP) will deliver tangible benefits to the local community, including:

  • Support the creation and retention of high-quality, sustainable jobs which pay at least the London Living Wage.
Mentoring young people with opportunities for life-long learning, skills development and experience.
  • Supporting the creation, sustainability and growth of local community groups, voluntary groups and social enterprises in line with the VSCE (Voluntary and Community Sector Engagement) Strategy.
  • Reduce air pollution and greenhouse gases (both direct emissions and those embodied in any supplies and services).

Additional benefits to the community include:

  • Fifth State Industry Leaders Programme, will aim to create a network of accelerator and incubator programmes that are designed to support Bristol's entrepreneurs and small businesses, particularly within Real Estate.
  • 965 gross constructions jobs, over the three year construction phase. During the operational phase, there will be a total of 40 new jobs as a result of employment required for site management and the community space.
  • Supporting the creation of sustainable and affordable new homes - the estimated all inclusive monthly rent for our co-living homes is circa £1,000, with the affordable delivered at a 20% discount - £800.
  • An Employment and Skills Plan will be developed in unison with Building Bristol, committed to delivering a number of training opportunities to local residents: 12 construction careers seminars, 1,656 training weeks on site, 45 qualifications gained and 7 training plans.
