The Lotus Building, Hornsey

Fifth State are bringing forward the redevelopment of 7, 9 and 11 Tottenham Lane, home to the former Lotus cars manufacturing workshop and showroom. Our proposals comprise over 500 purpose-built student accommodation homes, and the provision of over 3,000 sqm of employment generating, high-quality industrial space, representing a significant enhancement to the existing. Central to our proposals are the retention and retrofit of the historic former Lotus workshop and showroom with the introduction of a community use that celebrates its heritage, and a public landscaped plaza. Fifth State submitted a full planning application in October 2025, and hope to secure a resolution to grant planning permission in 2026.
